Getting Started with the Custom Home Building Process
We have outlined the typical homebuyer involvement in the building process to help clarify the sequence of events and homebuyers time commitments.
Discovery Phase: Lot selection, home design and budgeting
Detail your needs and develop a wish list.
- Lot Selection:
- What community do you want to live in?
- What type of lot? City, acreage, walkout, etc.
- What price range? Typically lot price should be ¼ of total house package.
- Research development covenants
- Home Design and Character:
- We can discuss your vision and lifestyle needs to create your dream home.
- We will work from any plans and pictures you have.
- Size and square footage of home.
- Style of home - rambler, two-story, roof type.
- Preliminary Budgeting:
- Rough estimates can be given based on square footage and style of home.
- Desired amenities may increase or decrease this base price.
- Lot price and development covenants may impact budget.
- Ready to move forward on preliminary house plan?
- Plan fee commitment: Down payment required to design workable print. This fee is non-refundable, and will be deducted from house price at closing. Or, you may choose your own architect to design your home and we will gladly work from their prints.
Design Phase: Planning, costing and selections
Perhaps the most fun part of the process for the home buyer.

- Our professional design consultants will guide you through the process of plumbing fixture selection, lighting fixture selection, cabinetry design and interior décor which includes: exterior and interior product and color choices, carpet and vinyl selections, ceramic tile choices, countertop and vanity selections, and total interior design harmonization.
